We are delighted to announce that Selby Rural has been appointed to the Lloyds Valuation Panel, further strengthening our relationships within the agricultural lending sector.

Tom and Carys feel this is an important milestone for the business and reflects the continued growth of our valuation work.

Agricultural and rural property can be complex, with value influenced by a wide range of factors including land quality, buildings, location, occupation, planning and development potential. Our specialist knowledge allows us to provide informed, practical and well-supported valuations for a range of rural property.

The valuation work is undertaken by Tom Selby and Carys Studley, both RICS Registered Valuers, who between them have over 25 years’ experience in rural property and valuation.

We have developed strong professional relationships with lenders, landowners, farmers, agents, solicitors and other rural professionals, and understand the importance of providing clear, independent and reliable advice.

The Government’s new National Planning Policy Framework (NPPF) brings some important changes for farmers and rural landowners looking to develop, diversify or unlock the value of their land. It replaces the December 2024 Framework.

One of the most significant changes is the clearer approach to development outside settlements.

The new NPPF specifically identifies agriculture, horticulture and forestry, rural businesses and services, the reuse of existing buildings, previously developed land and certain forms of housing as development that should be supported in principle, unless the adverse impacts substantially outweigh the benefits.

For farmers, this could provide opportunities for agricultural buildings, farm diversification, rural businesses, tourism and the conversion or reuse of existing buildings.
