A simple briefing can prevent a lot of pointless property viewings ✅

Before showing a new-build property, make sure six areas are clear:

Budget
What can the buyer realistically invest?

Location
Which areas are genuinely acceptable?

Timeline
When do they intend to make a decision?

Must-haves
Which features are essential?

Deal-breakers
What would make them reject a property immediately?

Decision process
Who has to agree before the purchase can move forward?

These questions do not make the service colder. They make the recommendations more relevant.

The buyer spends less time visiting unsuitable properties, and the agent spends more time on opportunities that have a realistic fit.

What is the one question you never skip before organising a viewing? Tell us below. 💬

What should technology do for a real estate agency? 🤝

It should remove unnecessary work without taking control away from the commercial team.

At REDSP, our role is on the data and infrastructure side. We help agencies access new-build inventory, manage updates and connect property information with the systems they use.

The agency still does what only the agency can do well: understand the buyer, advise, negotiate, build trust, close the transaction and maintain the commercial relationship with the developer.

The objective is simple: less time moving information around and more time doing work that can actually lead to a sale.

If your agency is reviewing how it manages new-build stock, contact REDSP and tell us how your current process works. 📩

XML sounds technical. What it does for an agency is very practical 🔗

A developer has property information.

Your agency needs that information inside the systems the sales team actually uses.

The XML feed helps connect those two sides.

In simple terms:

Developer → property data → REDSP → CRM, website and commercial channels

When a price, status or property record changes, a structured data flow reduces the number of times someone has to move that information manually.

That matters because manual work takes time and creates more opportunities for inconsistencies.

For an agency, the value of an integration is not the technical acronym.

It is having fewer steps between a change at source and the person speaking with the buyer.

If XML feeds still feel unclear in your agency, send us your question and we will explain them without technical jargon. 💬

The sale is lost at the end. The cost starts much earlier 📊

When a property turns out to be unavailable after a buyer has shown interest, it is easy to focus only on the lost transaction.

But several costs have already accumulated.

Your team may have answered enquiries, prepared property information, coordinated a viewing, followed up with the client and discussed the opportunity internally.

Then the data changes everything.

At that point, the agency not only loses the possibility of closing that property. It also has to manage frustration and rebuild confidence.

That is why the real cost of outdated information is operational as well as commercial.

Reducing these incidents means protecting the hours your sales team invests before the closing stage.

Look at the infographic and tell us which part of this chain creates the most unnecessary work in your agency. 💬

Seven questions that can save your team an unnecessary viewing 📝

A client saying “I want to buy” is only the beginning.

Before organising a new-build viewing, it helps to clarify:

1. Real budget
Work with the range the buyer can actually sustain, not an approximate wish.

2. Accepted locations
Knowing where they will and will not buy avoids sending irrelevant options.

3. Property requirements
Bedrooms, terrace, parking and other non-negotiables should be clear.

4. Purchase timeline
A client buying next month requires a different process from someone “looking for the future”.

5. Financing situation
This affects which properties and timelines are realistic.

6. Deal-breakers
A short list of firm limits filters stock quickly.

7. Decision-makers
Knowing who has the final say avoids restarting the conversation later.

Good qualification protects the buyer’s time and the agency’s time.

💼 A common REDSP question: who keeps the commission?

The agency does.

REDSP does not keep any part of the commission when your agency sells a new-build property.

Your team contacts the developer directly, manages the buyer and handles the commercial relationship.

Our role is to help agencies work with new-build inventory in a more organised way and reduce the operational friction around data and updates.

The sale remains yours.

The commercial relationship remains yours.

And the commission agreed with the developer remains yours.

When the data fails, the agency faces the client 📉

One of the hardest situations in new-build sales happens when the problem was created somewhere else, but your team has to explain it.

A buyer asks about a property. Your system shows it as available. The conversation moves forward and expectations grow.

Then the call comes: the property is already sold, the price has changed or the reservation status was not updated.

From an operational point of view, there may be several explanations.

From the buyer’s point of view, there is usually only one: the agency gave them information that was not correct.

That is why reliable data matters beyond technology.

It protects time, sales conversations and reputation.

Stock will always move. What agencies can control is how quickly those changes reach the people who are speaking with buyers.

New-build information must reach the sales team cleanly 🔗

The path seems simple: developer, REDSP, CRM or website, sales team and final client.

But in many agencies, that path becomes complicated with spreadsheets, emails, calls, PDFs and updates that arrive late.

The more manual the process, the more likely errors appear in availability, prices or listings.

REDSP helps organize that flow so the agency can work with more new-build offer and less operational chaos.
