o There is 150m buffer zone between Cairo-Alex road and project to decrease noise, and this area will be a green space.
o Initially the land was 300 acres, now its 150 acres, so the cable lines (daght el 3aly) is closer to the land we left.

 Initial plan was 750 units, decided on 545 units only and replaced the rest with open spaces and greenery.
 Due to the small size of the land, we decided on making it a high end spacious project, this is where the name “The Estates” comes from. Each client has their garden, but also had the extra greenery.
 We also got rid of the extra houses to increase open spaces, and so that two villas will not be exactly adjacent
