Natural light creeping into this space on a winter afternoon. We are really loving the natural wood in this space. Paired with the warmth of brass and the contrast of black trim surrounding with class ๐ฅ

The staircase needed to be dropped 2.5โ to meet code for riser heights since we relocated the stair entrance. Original stairs took a corner and since there was a landing it was fine being a different height. However, the new stairs are all straight down.
Two new LVL beams went into this home to accommodate the wider opening into the kitchen and great room.
A lot of work that you would never anticipate by just looking at the drywall stage. The entire great room floor used to be rotted and completely out of level. We ripped it up and insulated it with spray foam and custom cut sleepers to bring it back to level.
Thatโs only a small fraction of the work that took place in the home to be at this stage.

Thanks to the snow, rain, freezing rain, insane winds, and super cold weather for making this one go so smooth ๐ฏ... oh and the house is square and parallel to the street while the lot shape is narrower at the front of the house and wider at the back, the addition filled that skew on the side of the house. Which meant none of the trusses were the same size and not a single hand cut rafter were either.

Swipe to see this bathroom we recently complete.
This was a full gut renovation. We took it down to the studs/subfloor to re level the floor, and level the walls in anticipation for tile to be installed. The main cast iron plumbing stack and drains were replaced at the same time. Believe it or not, but cast iron plumbing from the 1960โs is probably in poor shape by now and will only cause future problems. In this case it was well worth it as the main stack and drains were clogged almost completely. Almost eroded in some areas as well!
Upgrades like this are functional and will ensure your renovation lasts generations to come.

40 grit sandpaper was needed on the festool planex to make it smooth again.
Multiple days on the machine to remove the texture.
Two coats of mud to skim and the end result will be smooth and flat ๐ฏ

Condo Renovation
A recent condo renovation we completed. If your footprint is smaller, it doesnโt mean your reno needs to be too. This one packs as much light as it throws. The top of the wood ceiling appears as if itโs floating and has LED lights illuminating from above. With additional lighting on separate dimmer switches for whichever mood you are in. Oak hardwood feature walls, brass hardware, designer lighting, black trim and charcoal doors. This ones for the looks... I mean books* ๐ฏ

1/2 story master en-suite
This bathroom was completely new and we converted the original small master bedroom and bumped out the walls to allow more space for the bedroom to compensate for the footprint of the new walk thru closet and full en-suite. The plumbing wall shares the main floor bathroom plumbing wall which minimized the work on the main floor with bulk heads and opening up areas for new plumbing.
