July stats are here!📈📉🏘
Compared to June, home sales and new listing activity declined across most CLAR Regions, while average sale prices continued to vary by local market.
"After several months of increased sales activity, the market saw a more moderate pace in July, while inventory levels remained healthy," said CLAR President Christine Riley. "Market conditions continue to vary across our Region, making it important for buyers and sellers to understand what's happening locally before making informed real estate decisions.
Durham Region recorded 713 home sales in July, down 12.6% from 816 in June. The average selling price remained relatively stable at $840,581, down just 1.6% from $853,827 the previous month. New listings totalled 1,720, providing buyers with continued choice despite a 16.3% decline from June, and homes sold in an average of 29 days.

Durham Region recorded 816 home sales in June, up 6% from 770 in May. The average selling price remained virtually unchanged at $853,827, representing a modest 0.3% increase from $851,373 the previous month. New listings rose 3.6% to 2,054, while homes spent an average of 25 days on the market.

Durham Region recorded 770 home sales in May, up 12.2% from 686 in April. The average selling price increased slightly to $851,373, up 0.7% month-over-month from $845,361. New listings rose 3.2% to 1,982, while homes spent an average of 24 days on the market.
“May’s housing statistics reflect an active market across the CLAR area, with sales activity and new listings increasing in every Region compared to April,” said CLAR President Christine Riley. “The strong level of listing activity is giving buyers more choice, and the decrease in Average Days on Market across most areas demonstrates that buyers are finding opportunities and moving forward with confidence this spring. Price trends varied from one Region to another, with some markets recording gains while others saw modest decreases.”

“The Bank of Canada’s decision to hold the overnight lending rate at 2.25% provides a level of stability that is helpful for both buyers and sellers navigating today’s market,” said CLAR President Christine Riley. “As we move further into the spring market, we’re seeing increased activity across our Region, with more sales and steady listing levels creating a more dynamic environment. While affordability challenges remain, this momentum is helping to bring more balance to the market and giving buyers and sellers greater confidence in their decisions.”
Durham Region recorded 686 home sales in the month of April, up 15.1% from 596 in March. The average selling price in Durham increased slightly to $845,361, up 0.9% month-over-month from $838,190. New listings rose 22.1% to 1,920, with homes spending an average of 24 days on the market.

Durham Region recorded 596 home sales in March, up 63.3% from 365 in February. The average selling price in Durham came in at $838,190, down 2.5% month-over-month from $859,846. New listings increased 57% month-over-month, with homes spending an average of 25 days on the market.

🏡In a major move for Ontario’s housing market, Prime Minister Mark Carney, Premier Doug Ford, and Mayor Olivia Chow joined forces in Etobicoke today to announce a massive plan to speed up home building.
The big news? A new deal between the federal and provincial governments to cut housing development charges in half over the next three years. 📉
With Ontario currently lagging behind its goal of 1.5M homes by 2031, this "new deal" aims to lower the cost of construction and get shovels in the ground faster. While the trio has been at odds lately over issues like the Billy Bishop Airport takeover, today they stood together to tackle the housing crisis.
The Highlights:
Cost Cuts: Development charges (fees used for infrastructure like sewers and roads) will be slashed by 50%.
Budget Moves: This follows the 2026 Ontario budget, which also proposed a 1-year HST removal for new home buyers.
The Goal: To jumpstart construction as the province projects a significant shortfall in housing starts this year.
