Bank of Canada Holds Interest Rate Steady

Today, the Bank of Canada announced that it is keeping its overnight lending rate unchanged.

So what does that actually mean for you?

šŸ” If you have a variable-rate mortgage or a Home Equity Line of Credit (HELOC), your interest rate is tied directly to the Bank of Canada’s rate. Since today’s announcement was a hold, your payments and interest costs won’t change as a result of this decision.

šŸ” If you have a fixed-rate mortgage, today’s announcement does not directly affect your rate. Fixed mortgage rates are primarily influenced by bond yields and market expectations rather than the Bank of Canada’s overnight rate.

The Burlington market continued to gain momentum in May, with activity increasing as we move deeper into the spring market.

Here’s what happened compared to April:

• Sales ↑ 6%
• Average Price ↑ 14%
• New Listings ↑ 5%
• Days on Market → holding steady at 32 days

The increase in both sales and new listings tells us that buyers and sellers are actively participating in the market. More inventory is giving buyers additional options, while strong buyer demand is helping support home prices.

Looking at the bigger picture year over year:

• Sales are nearly unchanged (-0.9%)
• Average Price is up 6%
• New Listings are down 20%
• Inventory is down 15%
• Days on Market are up 7%

What does this mean?

šŸ‘‰ For Buyers:
While there are more homes available than there were a month ago, we’re still seeing fewer listings compared to last year. Well-priced homes continue to attract attention, so being prepared and acting decisively when the right property comes along remains important.

šŸ‘‰ For Sellers:
With inventory still below last year’s levels and prices showing strong growth, conditions remain favourable for sellers. Buyers are active, but they’re also selective. Strategic pricing, strong presentation, and effective marketing continue to make all the difference.

Spring has officially arrived in the Burlington market — and we’re starting to see momentum build.
Here’s what’s happening:

• Sales up 16% month over month
• New listings up 52% month over month
• Average price at $1,045,590 (down 1.9% from last month)
• Days on market dropped to 32 days (from 51 - wow!)

So what does this mean? šŸ‘‡

We’re seeing a clear increase in activity on both sides which means more buyers are jumping back in, and more sellers entering the market. That combination is helping homes sell faster, even though prices softened slightly month to month.

For buyers:
More listings means more choice but with homes selling quicker, you need to be ready to act when the right one comes up.

For sellers:
This is the window many have been waiting for. Buyer activity is picking up and homes are moving faster BUT pricing and preparation still matter to maximize your outcome.

This is what a transitioning spring market looks like, more balanced, but definitely a bit more active.

There’s something about finding a good local spot that just makes your whole week better šŸ¤

I don’t treat myself often but this week I popped into for a mani + pedi and honestly? It was exactly what I didn’t know I needed.

Clean, calm, a little luxurious… no rushing, no distractions. Just a quiet hour to fully reset.

The mild temps today got me very excited for Spring… so naturally I’m pretending I’m about to do a full deep clean.

So I stopped by to stock up on my favourites from .bare.home because if I’m going to clean, I at least want to enjoy what I’m using and have it look cute too!

*Compared to July, sales slowed down (down12%) and fewer new listings came to market (down 28%).
*Prices held steady — up just 1% month over month.
*Homes are taking a little longer to sell, now averaging about 40 days on the market.
*Detached homes continue to lead the way, while the condo market is struggling the most with softer demand and bigger price drops.
