Bank of Canada Holds Interest Rate Steady
Today, the Bank of Canada announced that it is keeping its overnight lending rate unchanged.
So what does that actually mean for you?
š” If you have a variable-rate mortgage or a Home Equity Line of Credit (HELOC), your interest rate is tied directly to the Bank of Canadaās rate. Since todayās announcement was a hold, your payments and interest costs wonāt change as a result of this decision.
š” If you have a fixed-rate mortgage, todayās announcement does not directly affect your rate. Fixed mortgage rates are primarily influenced by bond yields and market expectations rather than the Bank of Canadaās overnight rate.
š” If youāre thinking about buying a home, todayās announcement provides some stability and certainty. While many people watch for rate cuts, the reality is that affordability, home prices, inventory, and competition all play a role in determining the right time to make a move.

The Burlington market continued to gain momentum in May, with activity increasing as we move deeper into the spring market.
Hereās what happened compared to April:
⢠Sales ā 6%
⢠Average Price ā 14%
⢠New Listings ā 5%
⢠Days on Market ā holding steady at 32 days
The increase in both sales and new listings tells us that buyers and sellers are actively participating in the market. More inventory is giving buyers additional options, while strong buyer demand is helping support home prices.
Looking at the bigger picture year over year:
⢠Sales are nearly unchanged (-0.9%)
⢠Average Price is up 6%
⢠New Listings are down 20%
⢠Inventory is down 15%
⢠Days on Market are up 7%
What does this mean?
š For Buyers:
While there are more homes available than there were a month ago, weāre still seeing fewer listings compared to last year. Well-priced homes continue to attract attention, so being prepared and acting decisively when the right property comes along remains important.
š For Sellers:
With inventory still below last yearās levels and prices showing strong growth, conditions remain favourable for sellers. Buyers are active, but theyāre also selective. Strategic pricing, strong presentation, and effective marketing continue to make all the difference.
Overall, Burlingtonās market feels healthier and more balanced than it did earlier this year. Weāre seeing steady activity, stable selling times, and continued confidence from both buyers and sellers.

Spring has officially arrived in the Burlington market ā and weāre starting to see momentum build.
Hereās whatās happening:āØāØā¢ Sales up 16% month over monthāØā¢ New listings up 52% month over monthāØā¢ Average price at $1,045,590 (down 1.9% from last month)āØā¢ Days on market dropped to 32 days (from 51 - wow!)
So what does this mean? š
Weāre seeing a clear increase in activity on both sides which means more buyers are jumping back in, and more sellers entering the market. That combination is helping homes sell faster, even though prices softened slightly month to month.
For buyers:āØMore listings means more choice but with homes selling quicker, you need to be ready to act when the right one comes up.
For sellers:āØThis is the window many have been waiting for. Buyer activity is picking up and homes are moving faster BUT pricing and preparation still matter to maximize your outcome.
This is what a transitioning spring market looks like, more balanced, but definitely a bit more active.

The spring market is starting to take shape in Burlington, but not quite in the way we typically see.
Hereās whatās happening year over year:āØā¢ Sales down 2.6%āØā¢ New listings down 17.6%āØā¢ Average price up 1.7% ā now sitting at $1,066,177āØā¢ Days on market at 51 days (up 121%)
So what does this actually mean? š
Weāre seeing less inventory come to market, which is helping support prices even as homes are taking longer to sell. Buyers arenāt rushing⦠theyāre taking their time, weighing options, and being more selective.
š For buyers:āØYou have more time to make decisions and negotiate, but with fewer listings available, the right homes are still getting attention. Being prepared and ready to act when something fits is key.
š For sellers:āØHomes are still selling but not by accident. With longer days on market, pricing, presentation, and strategy matter more than ever to stand out and attract serious buyers.
This is a more balanced, thoughtful market, not slow, just different.

*Compared to July, sales slowed down (down12%) and fewer new listings came to market (down 28%).
*Prices held steady ā up just 1% month over month.
*Homes are taking a little longer to sell, now averaging about 40 days on the market.
*Detached homes continue to lead the way, while the condo market is struggling the most with softer demand and bigger price drops.
