May 2026 Market Report | GTA

The GTA housing market continues to gain momentum.

May saw 6,583 sales across the GTA, marking a 6.3% increase year-over-year, while new listings declined by 18.9%, signaling a notable tightening in market conditions. As inventory continues to be absorbed and buyer activity strengthens, competition is beginning to increase across many neighbourhoods.

At the same time, pricing remains strategic. The average selling price sits at $1,069,700, down 4.6% year-over-year, giving buyers continued opportunities to negotiate while affordability remains improved compared to last spring.

What does this mean?

Buyers are returning to the market with greater confidence, supported by lower borrowing costs and more favorable pricing. However, as inventory levels continue to tighten and demand strengthens, today's opportunities may not remain available for long.

This is a market that rewards preparation, timing, and expert guidance.

The Toronto market showed signs of tightening in March, with sales increasing year-over-year while new listings declined, continuing to shape a more competitive but still opportunity-filled environment.



📊 Here’s a snapshot of what happened in March:



➡️ 5,039 home sales — up 1.7% compared to March 2025.

➡️ 14,442 new listings — down 16.7% year-over-year.

➡️ 21,596 active listings — still elevated, but trending down from last year.

➡️ $1,017,796 average selling price — down 6.7% compared to last year.

➡️ 31 days on market (LDOM) — homes are taking longer to sell.

➡️ 47 days on market (PDOM) — reinforcing a more measured pace overall.

With prices down year-over-year and inventory still relatively high, buyers continue to benefit from strong negotiating power — especially those who are prepared to act quickly as conditions begin to tighten.
