Water leaks aren't just a strata problem, they are an issue in single family homes too. Ask your broker about any discounts available if you install a leak detection device

Definitely like the idea of providing 'protection for your air source heat pump. Important to ensure that it will maintain good airflow / can snow accumulation restrict airflow?

This plastic flex ducting significantly reduces airflow and the effectiveness of a bathroom fan. Recommend upgrading to rigid metal duct for better efficiency.
