Calgary vs Edmonton: how do rents compare in 2026?
1-bedroom rents in Calgary still sit higher across most areas, ranging from $1,326 to $1,502, compared to $1,207 to $1,330 in Edmonton.
Both cities are seeing year-over-year declines of up to 14.2%, showing a cooling rental market, but Calgary continues to lead in pricing.

Rental trends across Montreal are showing mixed movement compared to last year.
While most neighbourhoods saw declines, Saint-Henri recorded a significant increase, with 1-bedroom rents rising to $1,933, up 20% compared to last year.
Across the city, 9 out of 10 areas experienced rent decreases, with declines reaching up to 11.4%. The overall Montreal average is now $1,636, down 4.3% year over year.
