The message that resonated most from book was how your view on life and money can result in you either leaving behind wealth for your loved ones or an enormous amount of debt. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
Having bad debt for most of my life, this became the driving force behind my motivation to invest in RE. I love my family and I’d never wish to burden them with my poor life choices and so, my priorities shifted into building wealth. Fortunately, I stumbled upon real estate! You might be familiar with the term "vacancy" from Motel signs, which indicates whether any rooms are available. In real estate, investors look at vacancy rates to determine rental market conditions in an area of interest. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

If your market has high vacancy rates, it's a red flag as it may indicate that the area isn't appealing to renters. Conversely, you'd want to invest in areas with low vacancy rates which indicates a larger number of renters find the neighbourhood desirable. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Local amenities play a significant role in low vacancy rates. Debt can be a powerful wealth-building tool, but there are times when it is harmful, of course. So let's fully understand the basics of Debt. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

In simple terms, there is good Debt and bad Debt.⠀⠀⠀⠀⠀⠀⠀⠀⠀
If you are using Debt to finance your lifestyle, i.e. new phone, dress, watch etc... You are in BAD Debt. Your primary focus should only be getting out of the highest interest debt at once.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀

In my experience, about 90% of the time, home buyers' minimum requirements are either homes built less than 5- 10 years ago or newly renovated, but most of the sellers do not want to spend money on renovations. This leaves investors with a vast potential to swoop in and design beautiful homes for a profit.⠀⠀⠀⠀⠀⠀⠀⠀⠀
