As of March 25th 2026, the Ford-Carney housing plan has officially expanded the HST rebate to INCLUDE nearly every new home buyer in Ontario!
What’s Changed?
* NO MORE “First-Time Buyer” restriction.
* INVESTORS QUALIFY: Applies to primary homes AND investment rentals.
* HIGHER CAP: The full rebate now extends to homes up to $1.5M.
The Price Brackets:
* Up to $1.5M: Max rebate of $130,000 (Combined Fed 5% + Prov 8%).
* $1.5M - $1.85M: The rebate gradually decreases.
* $1.85M & Over: You still qualify for the $24,000 “floor” rebate.
Deadlines:
* Contract Signed: Between April 1, 2026 - March 31, 2027.
* Construction Start: By Dec 31, 2028.
* Completion: By Dec 31, 2031.

2025 was not just another year.

2025 was about being part of huge milestones, surrounding myself with knowledge, strong mentorship, a powerful support system, and manifesting a bigger future, even when I couldn’t fully see it yet. It meant stepping outside my comfort zone, learning fast, failing forward, and staying committed through uncertainty.
It was about facing new challenges with confidence, pushing past roadblocks, getting out of my own way, and becoming more present, confident, and aligned, while building a career that grows me not just professionally, but personally. I know there is always more to learn, and I’m committed to continuing to build, evolve, and move forward with grace.

New Year, New Laws! ⚖️
As of January 1st, 2026, the major provisions of Bill 60 (The Fighting Delays, Building Faster Act) are officially in effect across Ontario.
In case you missed it, on November 27, 2025, Bill 60 had been passed, introducing major changes to Ontario’s rental and construction rules.
These updates shift slightly more control back to landlords and aim to move the housing market more efficiently. With these changes now in effect, staying compliant has never been more important.
