High-end properties don't follow the same playbook as the rest of the market, starting with how they're priced.

Comparable sales are harder to find at the top of the market, so pricing takes more judgment and a closer read on what similar buyers have actually paid, not just what's currently listed. Presentation is important too, including professional staging, high-end photography, and sometimes a private preview before the home goes public.
