5. Price It Right

Setting the right price for your house is crucial to getting it sold. Please work with your real estate agent to determine the right price based on comparable properties in the area and current market conditions.

4. Enhance Curb Appeal

The exterior of your house is the first thing potential buyers will see, so it is crucial to make a good impression. Consider sprucing up the landscaping, power-washing the exterior, and adding a fresh coat of paint to the front door or trim.

3. Stage The Interior

1. Clean and Declutter

A clean and well-organized house can make a good impression on potential buyers and help them better visualize themselves living in the space. Consider hiring a professional cleaning service to deep-clean your home and declutter by removing unnecessary items or storing them out of sight.

Here are tips on what to do when selling your house.

10. Not Considering An Income Suite

Income suites are becoming more common because of their added value to homeowners. Not only can an income suite help with mortgage payments, but the extra source of income can help pay off your mortgage in half the time by adding in rent.

Income suites also increase the home's value and help cover utilities and maintenance costs. It’s something you should consider, especially for first-time homebuyers or homebuyers who want a little additional income to help subsidize their living costs.

9. Waiting For The "Perfect" House

It’s not a bad thing because it’s not. However, the hard truth is that “perfect” doesn’t exist. It’s an unknown metric that clouds judgment and prolongs the house search.

It’s recognizing that there are no right or wrong answers when you start looking for a home that sets you free and brings you closer to finding a place you can call your own.

Rather than finding the perfect house, you should be looking for the perfect home for now as life happens, and it’s okay to make changes in the future once they arise.

8. Getting Caught Up In A Bidding War

Try to stay level-headed and make sure that you are entirely comfortable with your offer and terms and that you're not over-bidding just to win the property, only to feel you’ve overpaid afterwards. You want to come in with your best offer possible if it still complies with your needs and goals.

It can be incredibly frustrating to buy a home in a competitive marketplace, but it is normal for buyers to lose out on several homes before one stick. Sometimes it takes a few times to fully understand the process and what is necessary to win in a multiple-offer situation. Working with a professional you trust and respect can help the process feel less daunting.

7. Buying Too Much House

Buying a home can easily lead to being house poor if you don’t do enough research on the total cost of homeownership. When you find a house that you think is right for you, you need to make sure that you can afford ALL of the expenses that come with that house.

Just because you can pay the monthly house payment doesn’t mean that you can afford everything else that goes with it. The ongoing costs of owning a house can be sufficient, so before going ahead with a larger-than-needed home, just make sure that it’s worth the extra cost.
