May Home Prices Across the 416
May's numbers show a market with more options and renewed momentum heading into the summer.
Detached led the way on sales (+8.9%), followed by condos (+4.2%) and semi-detached (+2.5%), broad-based confidence across segments. Townhomes were the outlier, with both sales and prices pulling back.
Prices are still adjusting year-over-year, most notably in detached (-6.5%) and condos (-5.0%) meaningful opportunity is still on the table. But the activity we're seeing suggests informed buyers are already stepping in ahead of a more competitive market.

April Prices Across the 416
The Toronto market continued building momentum through April as we moved deeper into the spring market.
Sales activity picked up across most property types, led by condos (+14.4%), townhouses (+12.2%), and detached homes (+6.6%), signalling growing buyer confidence across multiple segments.
At the same time, prices remain softer year over year in several categories, particularly condos (-6.4%) and townhouses (-5.9%), continuing to create opportunities for informed buyers.
The increase in sales activity suggests that buyers are already stepping in to take advantage of softer pricing across several segments of the market.

January 2026 | Toronto (416) Market Snapshot
Here’s a look at how the Toronto market started the year. Across all major home types, sales activity slowed, while prices showed more resilience, especially in low-rise single family homes.
• Detached: 290 sales | Avg price $1,541,791
YoY: Sales ↓ 16.4% | Price ↓ 2.8%
• Semi-Detached: 96 sales | Avg price $1,146,188
YoY: Sales ↓ 25.0% | Price ↓ 0.9%
• Townhouses: 113 sales | Avg price $876,585
YoY: Sales ↓ 22.6% | Price ↓ 6.7%
• Condo Apartments: 568 sales | Avg price $631,932
YoY: Sales ↓ 23.6% | Price ↓ 8.6%
What this means:
The broader 416 tells one story, but real estate is hyper-local. What’s happening across the city may look very different from what’s happening on your street.

Falling in love with a house is easy, and staying married to it usually comes down to good forward planning. Never skip on the critical step of getting aligned on the (subtle) non-negotiables when it comes to buying a house.
It comes down to a lot more than price, parking and timing. Some common things that get overlooked when buyers fall in love with a house.
Schools: we don’t even have kids yet, we will deal later
The commute: it’s not that bad, we can manage
Size: we don’t really need a 3rd bedroom
Price: is not really what it is listed for.
Sometimes we need to take the rose coloured glasses off for our buyers, and sometimes we need to put them on. This comes down to being crystal clear on our buyers goals; that includes lifestyle and budget.
If you’re weighing options, this is one of the most important, and overlooked filters.
