Congratulations to my first-time buyer who trusted the process and let me get a little strategic with this one.
When Ontario announced the new First-Time Home Buyers HST Rebate, everyone immediately started talking about pre-construction. We went the other way.
Instead of waiting years for a home to be built, we targeted completed builder inventory that still qualified for the rebate.
That meant:
✔️ No construction delays
✔️ No guessing what the finished product would look like
✔️ The ability to walk through the actual home before buying
✔️ Access to the rebate while avoiding the pre-construction wait
The fun part? As demand started picking up, the builder attempted to increase pricing on the remaining inventory. We stayed persistent, kept the pressure on, and refused to get caught up in the hype.
In the end, my client secured a beautiful home, took advantage of the rebate, and avoided the uncertainty that comes with waiting for a future completion date.
A perfect example of how the best opportunities aren’t always the obvious ones.

This one was worth the wait.
The funny thing? It was actually the nicest unit out of four for sale in the building. The problem wasn’t the condo. It was the marketing.
Cell phone photos. Dated images. A listing that did absolutely nothing to show off the property’s strengths.
So while other buyers scrolled right past it, we took a closer look.
It was sitting on the market so we negotiated an even better price and secured an incredible first home.
Sellers: your property can only be as strong as the way it’s presented. Good marketing isn’t a luxury. It’s money in your pocket.

Closing day for my buyer client and our THIRD deal together 🤍
This one sat on the market for months with multiple price drops (the snow in the listing photos should tell you everything 😝).
Tenant occupied too… which scared off a lot of buyers in this market.
We played the long game, kept a close eye on it, made sure vacant occupancy was properly secured with protective clauses and strategic revisits… and my client ended up securing a 3 bedroom townhouse for the LOWEST sale in the neighbourhood in years 👏
