Selling your home yourself to avoid agent fees sounds like a great idea. But doing it alone turns you into a full-time project manager, marketing assistant, and legal coordinator. Before sticking a "For Sale" sign in your yard, here is the realistic breakdown:

The Financial Reality (You Only Save Half): Commission is usually split between the seller's and buyer's agents. If you sell your own home, you only avoid paying your agent. Most buyers still bring an agent, and you are still expected to pay that buyer's agent their commission (often around 2.5% of the sale price).

The Operational Burden (A Second Full-Time Job): Before listing, you pay out-of-pocket for cleaning, repairs, staging, professional photos, and a flat fee ($500 to $1,500) to get onto real estate websites. Once online, you must act as an on-call receptionist—answering sudden calls, hosting immediate tours, and negotiating with aggressive buyers.

The Pricing Trap (Emotion vs. Data): Homeowners often price too high based on emotion. Without professional data trends, an incorrect price can cause a home to sit on the market for months, making buyers assume something is wrong with the property.
