As the holiday season approaches, the GTA real estate market is set to finish the year with just over 60,000 sales, down from 70,275 in 2024. Average prices are trending lower, and many buyers are waiting for a stronger economic outlook.
π November home sales: 5,010 (-15.8% YoY)
π Active listings: 24,549 (+16.8% YoY)
π Average price: $1,039,458 (-6.4% YoY)
Condos saw sales decline 20% with prices down only 3.8%.

Over the past year, housing affordability has noticeably improved - driven by lower interest rates, softer home prices, and updated mortgage insurance guidelines that now allow longer amortizations and smaller down payments on properties up to $1.5 million.
That said, many buyers are still on the sidelines as economic uncertainty and lower consumer confidence continue to weigh on demand. The slower pace of growth and ongoing trade tensions with the U.S. have made some hesitant to act.
