It almost never works.

What actually happens:

❌ Trades wait on selections that weren’t made
❌ Change orders pile up

Neighbourhoods that tend to add 2–4+ months to the permitting phase:

‼️ Rosedale — heritage considerations, mature trees, Committee of Adjustment
‼️ Cabbagetown — heritage conservation district overlays
‼️ The Annex — heritage + tight urban lots
‼️ Parts of Forest Hill & Lawrence Park — Committee of Adjustment, lot coverage rules

None of this is a reason not to renovate in these neighbourhoods — they’re some of the most beautiful places to own a home in the city. It’s a reason to start earlier.

“How long will this take?” ⏱️

It’s the most-asked question we get from Toronto homeowners. And almost always, the answer they’re given is too vague to plan around.

Here’s the honest version for 2026:
❌ Kitchen or bath: 4–7 months
❌ Basement (no structural): 4–6 months
❌ Main floor reconfiguration: 6–10 months
❌ Full-home renovation: 12–18 months
❌ Full-home with addition: 14–24 months

And construction is only one part of that window. Discovery, design, permits, and long-lead materials happen before demolition even starts.

If you want to be living in your renovated home by summer 2027 — you should be starting feasibility now.

Wen Paula and Dean decided to downsize from the family home they were looking for a space to accommodate their stuff and be close to family. This gem of a condo came on the market and they couldn’t pass it up. A truly unique building inspired by Frank Lloyd Wright’s Falling Water, it’s situated in the heart of Bloor West and surrounded by nature.

But the condo hadn’t been touched in decades. The kitchen was completed closed in on all sides and the bathrooms were really out of date. The upside, though, was all of the natural light that pours in from floor to ceiling windows.
