The headlines are buzzing about the new housing rules announced on March 25, 2026. Here is the simplified truth you need to know before you buy.

🇨🇦 THE BIG NEWS: Ontario and the Feds have partnered to waive the FULL 13% HST on new homes. It’s no longer just for first-time buyers—it’s now expanded to EVERYONE.

📍 THE 3 RULES TO QUALIFY:

1. The Window: You must sign your builder agreement between April 1, 2026, and March 31, 2027.

2. The Type: Only applies to NEW builds (Pre-con or brand new from a builder).

3. The Use: Must be your primary residence or a long-term rental.

❌ IMPORTANT: Resale homes (previously owned) do NOT get this. Why? Because they are already HST-Exempt. You don’t pay HST on resale, so there’s nothing to rebate 👍🏼

💰 THE IMPACT: On a $1M new home, this puts **$130,000** back in your pocket compared to last year.
