April brought some notable updates. March saw 5,039 home sales—slightly up from last year—while listings dropped 16.7%, meaning fewer options for buyers as the spring market picks up.
As of April 1, 2026, Ontario has temporarily removed the 13% HST on eligible new homes until March 31, 2027. Buyers can save up to $130,000 on homes under $1M, with partial savings up to $1.85M. This applies to various home types and is not limited to first-time buyers.
To qualify, agreements must be signed within the program dates, with construction starting by the end of 2028 and completion by the end of 2031.
This move aims to boost construction and buyer activity, with expectations of more housing starts, job creation, and economic growth.

The Bank of Canada holding its key interest rate at 2.25% is a pause, and that’s actually important for the real estate market.
For buyers, it means mortgage rates are likely to stay relatively stable in the short term. No sudden increases = more confidence to plan, budget, and make offers. Many buyers who were waiting on the sidelines may start re-entering the market.
For sellers, this stability can translate into more consistent demand. When rates aren’t rising, buyers feel less pressure and uncertainty, which can lead to more showings and stronger offers—especially as we head into the busy spring season.
For the market overall, it suggests a more balanced environment. We’re not seeing aggressive hikes slowing things down, but we’re also not in ultra-low rate territory. So instead of extreme highs or lows, we’re likely looking at steady activity and gradual movement.

The market in the GTA tightened this February compared to last year. Sales were down slightly, but the bigger story is that new listings dropped even more, meaning fewer homes are coming to market.
According to the Toronto Regional Real Estate Board, many buyers are still waiting for prices to stabilize before making a move. At the same time, there are over 100,000 buyers on the sidelines, so if listings stay low heading into the spring market, we could start to see more competition again.
The average selling price in February was $1,008,968, about 7.1% lower than last year.
Overall, the market is still in a bit of a wait-and-see phase, but there’s definitely pent-up demand building.
