There’s so much to say about the market but here are 3 key take-aways:
🏡 - Sales were up year-over-year AND month-over-month for the first time this year.
🏡 - Compared to last year, the market has tightened due to the “inventory paradox,” new listings were down by almost 17% while housing sales were up, meaning there’s less inventory for buyers. If it continues the tightening could cause sale prices to “level off.”
🏡Average Sale Price was down year-over-year in all housing types, from condos through to detached. The biggest price decrease was condos which saw the average sale price drop year-over-year by almost 10 %. BUT the ASP still came in at $1,017,796 which is still above the pre-COVID ASP which, in Feb 2020, was $910,290.

Here’s the thing, February’s numbers weren’t great - in fact it was the worst February for sales in more than a decade.
But there’s more to the story than meets the eye. We’re dealing with a fractured market – some housing types and/or pockets are doing better than others – and Average Sale Price continues to be impacted by both the condo market and the 905 market where A.S.P. has decreased more than in 416. Another important fact is that new listings declined by 17.7% – more than sales - which means the market is tightening. A tighter market of course often means more competition.
Working with a real estate professional who can help you to make sense of current market conditions as they relate to your situation is critical. Doing so can provide you with greater insight and a sharper perspective on whether the time is right to make a move whether you’re a seller, buyer or both. You may find there’s more opportunity than you realize.

In the month of November the 2025 trend of declining home sales and average sale prices on a year-over-year basis continued. Sales declined by 15% year-over-year while average sale price was down by just over 6% coming in at $1,039,458. Economic uncertainty and affordability challenges are the big drivers affecting the market. With fixed mortgage rates just above 4% and average sale prices still over $1 million, purchasing a home is out of reach for many and a stressful challenge for others.
