Most tenancy disputes come down to one question: what was the condition of the property when the tenant moved in?

Without a properly documented move-in condition report, that question is very difficult to answer — and the absence of documentation almost always works against the landlord.

A move-in condition report should include:

▸ A written record of every room, fixture, and appliance
▸ Dated photographs of walls, floors, ceilings, and mechanical items
▸ Noted pre-existing damage, scuffs, stains, or wear
▸ Tenant signature confirming the condition at the time of occupancy
▸ A copy provided to the tenant within a reasonable timeframe

The report serves as a baseline. When the tenancy ends, it becomes the reference point for identifying what changed — and whether the cost of correction is a landlord responsibility or a tenant responsibility.

Skipping this step at move-in doesn't save time. It removes your ability to protect the property at move-out.
