Happy Friday 🩷

A pretty surreal moment seeing myself featured in this month’s London Inc. Magazine Women in Business issue.

If you had told me back in 2003–2004 — when I was searching the Western University job board — that I would end up building a 20+ year career in the rental housing industry, I never would have believed you.

And if you had told me a year ago that I would be approaching four months as the owner of ResidentOps Studio, I would have thought that sounded completely crazy too.

What started as a small idea sitting quietly in the back of my mind for nearly 10 years is now a real business, real projects, real clients, and real momentum. That’s both exciting and humbling. Most days I flip flop between excited and terrified, but I am going to keep on keeping on.

A huge thank you to everyone who has followed along with this journey, shared advice, opened doors, encouraged me, supported me, collaborated with me, and reminded me — many times — that ResidentOps Studio was not a crazy idea.

I’m incredibly grateful for the people in this industry and community who continue to believe in me and the work I’m building. And this is just the beginning!

In property management, silence is rarely neutral.

Silence creates stories.

One of the biggest misconceptions in rental housing is that communication means having all the answers.

It doesn’t.

Early in my career, I learned that people don’t expect you to know everything — but they do expect you to care enough to follow up, communicate clearly, and work toward a solution.

One of the most valuable traits in rental housing is owning the situation, taking action to solve it, and ensuring everyone impacted understands what is happening. It becomes much harder for frustration, complaints, or escalations to grow when people feel informed and see genuine effort being made.

Most escalations are not actually about the issue itself.
They’re about uncertainty, lack of updates, and people feeling forgotten.

Imagine waiting weeks for an appliance replacement only to finally follow up and hear:
“We don’t know.”

Now compare that to:
“Your new appliance is on its way! We’ll contact you 48 hours in advance so you can prepare the space before installation.”

Same appliance.
Same timeline.
Completely different experience.

The strongest operational teams don’t leave communication to chance. They create proactive communication standards, templates, follow-up systems, and clear expectations that reduce stress and overwhelm for:
• residents
• ownership groups
• site teams
• vendors
• community partners

Good communication is not just customer service.
It’s operational strategy.

Awesome news coming out of London, Ontario today!!

City of London Susan Stevenson, Ward 4 Councillor has officially joined the race to become London’s next Mayor, and our housing community needs to rally behind Susan.

Susan has been vocal about transparency, accountability, affordability, safer communities, and concerns over rising taxes and city spending. Whether people agree with her or not, one thing is clear - she is not afraid to speak up and challenge the status quo.

After serving on council since 2022, Susan says Londoners are looking for bold and courageous leadership, and she believes the results of the last few years at city hall speak for themselves.

I can tell you right now, I plan on door knocking for Susan and also for Helen Shwery , who has officially put her name back in the hat for Cambridge Ward 1 👏

I’ll have more candidates I plan to endorse at a later date, but these two amazing women are absolutely needed right now in my books. Strong voices. Strong women. And willing to stand up even when it’s not easy.

Municipal politics matter more than people realize. These decisions directly impact housing, affordability, taxes, landlords, tenants, businesses, and everyday families.

Big months ahead 👀

Fire safety compliance in rental housing is not failing because people don’t care.

In many cases, systems are breaking down because processes are fragmented, documentation is inconsistent, and operational accountability is unclear.

Tonight at the London Property Management Association (LPMA) meeting, we had incredible insights! Nathan Caranci, Executive Director, shared LPMA’s renewed purpose: more value for members and a focus on high-quality rental standards—something ResidentOps Studio strongly supports.

Lacey McIlvenny, LPMA Treasurer reported strong financial trends in the past fiscal year for the association, with sponsorship funds reinvested into member education and programs.

Deputy Mayor Shawn Lewis emphasized how aligned high-standard landlords and tenants truly are and committed to pushing forward this approach at City of London.

On the rental operations front, Grant Weaver of iLOQ showcased how modern access management enhances security and improves resident experience.

Congratulations to the new board members who were welcomed this evening. And a special shoutout to Tracy Norman, LPMA President and Old Oak’s Director of Operations, for her outstanding leadership.

At ResidentOps Studio, we believe industry involvement matters.

As Ontario’s rental housing landscape continues to evolve, collaboration, advocacy, education, and strong industry connections have never been more important. That’s why we proudly support organizations like the LPMA, HDAA, and FRPO.

Theresa Lapensée is a past Board Member of both LPMA and HDAA and a long-time supporter of rental housing associations across Ontario and Canada.
