How do interest rate hikes affect the rental market? With the hike we are seeing people putting their homebuying plans on hold and continuing to rent, meaning more competition to get a unit. To prepare you for the search in this market, here are key trends and insights to expect:
1️⃣ Bidding wars
Yes, this is a thing with rental units now due to demand.
2️⃣ Multiple doesn't always mean a higher price
There are places that are being rented for the asking price or less
3️⃣ Comes down to eliminating uncertainty for the landlord
Landlords don't want to risk it, so build yourself a case by telling them why you’re renting, why you want to move, how you’re going to pay and what your track record has been so far.
4️⃣ Prepaid rent
Landlords legally can’t ask for anything more than the first of last month’s rent and a key deposit but if you offer to pay for more months it is allowed and the landlord can accept the offer.
5️⃣ Working with an agent

November Market Update 📈 With another interest rate hike, we have seen the real estate market shift again.
🏠 4,961 home sales were reported, down 49.1% YOY.
🏠 New listings were down 11.6% YOY with 11,749 – the lowest number of new listings in October since 2010.
Considering the continued higher borrowing costs, the average selling price in the GTA has been nearing $1.1 million. . .

While some buyers want homes close to work or have a good walkability score, others choose neighbourhoods based on school district ratings. There are many top-rated primary and secondary schools in Toronto, here are the top Toronto neighbourhoods with the best schools:
📚 High Park - close proximity to the city and beautiful park. Also home to Ursula Franklin Academy which is ranked 4th in all of Ontario.
📚 Bayview Village - Hollywood Public School is one of the top primary schools located in North York’s Bayview village. Students at this school received perfect scores in reading and a high 90 percentile in math and writing. This neighbourhood offers a variety of housing including detached, semi-detached homes, bungalows and high-rise condos.
📚 Bloor West - Toronto’s west end is growing, making Bloor West Village one of the ideal neighbourhoods for families. It also has the second-best secondary school Bloor Collegiate Institute.

October Market Update 📈 . .
5,038 home sales were reported, down 44.1% YOY. This is the lowest number of unit sales for the month of September in 20 years. New listings were down 16.7% YOY with 11,237 listings representing the lowest number of new listings for September since 2002.
Despite the low number of sales, there has not been an influx of new listings to place downward pressure on prices. The average selling price for homes sold was on the rise, reaching $1,086,762. The average sale took place in 23 days on the market.
Both buyers and sellers continue to demonstrate patience as they track price trends, interest rates and inventory levels. . .
