The market report for June is in!

The GTA housing market is continuously improving in terms of sales, however, the supply of homes for sales did not keep up with the demand for ownership housing.

There were 9,012 sales through TRREB’s MLS® System in May 2023 with a 24.7 percent increase compared to last May 2022. New listings were down by 18.7 percent over the same period.

On a month-over-month seasonally adjusted basis, sales were up by 5.2 percent compared to April 2023. The average selling price, at $1,196,101, represented a small 1.2 percent decline relative to May 2022.

The demand for owning a home has increased significantly in recent months. Many homebuyers have adjusted their housing needs in the face of higher borrowing costs (interest rates) and are not afraid to enter back into the market.

There are 7,531 sales reported through TRREB’s MLS® System in April 2023 which is down by 5.2% compared to April 2022. In comparison to March 2023, sales increased on an actual and seasonally adjusted basis.

On a year-over-year basis, new listings were down by 38.3% in April 2023.

The average selling price in the GTA was $1,153,269 in April 2023 – down 7.8 percent compared to $1,250,704 in April 2022.

As demand for ownership housing has picked up relative to supply, we are seeing renewed upward pressure on home prices. For a short period of time, higher borrowing costs trumped the impact of the constrained housing supply in the GTA.

The Greater Toronto Area (GTA) housing market conditions has tightened in March 2023.

The average sale price was above the average list price for the first time since May 2022 indicating recovering market conditions.

There are 6,896 sales reported through TRREB’s MLS® System in March 2023 down by 36.5 percent compared to March 2022.

On a month-over-month basis, actual and seasonally adjusted sales were up. New listings were also down on a year-over-year basis, but by a much greater annual rate.

The average selling price was down by 14.6 percent year-over-year to $1,108,606.

As we moved from 2022 into 2023, the (GTA) housing market unfolded as expected. On a year-over-year basis, both sales and prices were down markedly.

There have been 4,783 Sales reported in Feb 2023, down by 47.0 percent from February 2022.

The number of new listings entered into the system was down by a similar annual rate of 40.9 percent to 8,367.

The average selling price for February 2023 at $1,038,668 was slightly lower than the January 2023 result and down by 17.9 percent compared to February 2022. On a monthly basis, the average price followed the regular seasonal trend, increasing relative to January 2023.
