📊 May 2026 Market Update — Fraser Valley & Greater Vancouver
After more than a year of year-over-year sales declines, the Fraser Valley finally turned a corner in April. 1,118 homes sold — up 11% from March and 7% above April 2025. The spring market is gaining traction.
Fraser Valley highlights:
Single Family: $1,374,800 (▼ 8.8% yr/yr)
Townhome: $771,600 (▼ 7.4% yr/yr)
Apartment: $491,000 (▼ 8.3% yr/yr)
Composite: $899,200 (▲ 0.1% vs March)
Greater Vancouver:
2,110 total sales — 22.9% below the 10-year average
Detached homes bucking the trend: sales up 14% year-over-year
Composite benchmark: $1,098,000 (▼ 6.9% yr/yr)
Inventory remains elevated across both markets, which means buyers still have meaningful negotiating power — particularly in condos and townhomes.

📊 March 2026 Market Update — Fraser Valley & Greater Vancouver
After nearly a year of declining prices, Fraser Valley benchmark prices edged up month-over-month for the first time in 11 months. A promising signal — but with 1,007 sales still sitting 42% below the 10-year average, buyer-friendly conditions remain firmly in place.
In Greater Vancouver, 2,032 homes sold in March — 31.8% below the seasonal average. Prices are down year-over-year across all property types, with inventory running 38% above the 10-year norm.
