Important changes are coming to Ontario’s rental rules on September 21, 2026.

Under Bill 60, the time provided on an N4 for most monthly tenants to pay outstanding rent will be reduced from 14 days to 7 days.

There will also be a change to N12 compensation. In qualifying landlord-own-use cases, one month’s compensation will no longer be required when the landlord provides at least 120 days’ notice. If less than 120 days’ notice is provided, the compensation requirement still applies.

An N4 or N12 is only a notice. It does not automatically evict a tenant. Only the Landlord and Tenant Board can issue an eviction order.
