Urban Home Inspections

During this inspection there was a garage unit heater present. Went into the attic of the garage to inspect the roof decking and the insulation levels and came across that no insulation was ever installed!

I noticed this window jamb that had higher than normal moisture content and has signs of prolonged moisture damage. This issue is very common around basement windows due to fluctuation in temperatures and airflow. It’s important to make sure basement windows have adequate air flow, especially in the colder months. One of the main restrictions of airflow around windows are closed window treatments which should be left open during times when use is not needed.

Found this water leak at a past inspection, with the aid of therm imaging. Make sure to periodically check under your sinks to make sure there are no active leaks!

Everyone check behind your dryer and make sure it’s sealed! I’ve noticed a common issue where the vent duct comes partially disconnect from the dryer causing moist air and all that lint to collect behind the dryer!

Flew the drone yesterday to inspect this roof and noticed a piece of shingle missing! Although this would be a part of the condo association, water could cause a huge headache for the new owner!

Came across this on a past inspection. 😟 Found that the shower base wasn’t properly installed and definitely has the potential to cause some water issues. 🏠💦💦💦

Newest tool to the collection!A home inspection requires looking at hard to reach areas of the home. The inspector needs to assess the roof’s condition. On some roofs, there is simply no safe way to access certain areas without a drone. Drones make it simple to view all of those areas with no climbing hazard. The inspector stays safely on the ground and lets the drone capture detailed photos and videos of the roof’s different features.
