Achieving true climate control in a home addition requires prioritizing the hidden materials behind the walls before jumping into aesthetics. On our Royal Manor addition project, we just locked down the second phase of our high-performance insulation system!

A big shout-out to Justin and Jeff from Boardboss Drywall, who were on-site to finalize our hybrid insulation strategy. Because this bungalow addition combines a tight, low-slope roof line with a vaulted ceiling, we designed a multi-tier envelope setup to maximize efficiency without losing valuable interior height:

πŸ”Ή The Hybrid Setup: Following our closed-cell spray foam pass, Justin and Jeff installed two layers of premium R31 Johns Manville fiberglass batt insulation in the upper ceiling cavities, hitting a combined, code-compliant R60 rating.

πŸ”Ή Absolute Air Sealing: The crew then applied a traditional 6 mil poly v***r barrier across the ceiling plane. Using heavy-duty acoustic sealant, they meticulously bonded the poly around all perimeter walls and framing intersections, creating a seamless, airtight link with the existing spray foam.

This level of detailed trade coordination provides our clients with absolute project certainty, lower monthly energy costs, and an addition that stays perfectly comfortable during every Ontario season.

When you are expanding a home with beautiful architectural features like vaulted ceilings, what goes inside the walls dictates exactly how comfortable and energy-efficient that space will be for decades to come.

A big shout-out to Jay and John from Total Comfort Spray Foam (https://tcomfort.ca/) who wrapped up our closed-cell spray foam application on our Royal Manor addition project today!

Because this single-storey bungalow addition features a complex low-slope roof and a stunning vaulted ceiling layout, a standard insulation package wasn't going to cut it. To deliver maximum project certainty and temperature control, we designed a high-performance hybrid insulation system:

πŸ”Ή High-Density Defense: Jay and John applied premium closed-cell spray foam to the exterior walls (hitting R22) and into the floor joist cavities and partial roof structures (achieving a minimum R31).
πŸ”Ή Continuous Air Seal: The foam was carried directly up the walls and curved into the attic space. This creates an unbroken air and v***r barrier right at the critical structural junctions, eliminating thermal bridging and draft points.
πŸ”Ή The Hybrid Tie-In: Next week, our team will install fiberglass batt insulation into the remaining upper ceiling cavities, tying directly into today's spray foam layer.

This smart construction strategy allows us to achieve maximum R-value where framing space is tight, keeping the space exceptionally comfortable through every hot summer and freezing Ontario winter.
