Housing Tip:

Radon is a naturally occurring, invisible, and odourless radioactive gas that seeps into buildings from the ground through foundation cracks and drains. It tends to accumulate on lower floors and is the leading cause of lung cancer in non-smokers, causing over 3,000 deaths annually in Canada.

While radon potential is highest in BC's interior, risks persist in Metro Vancouver. For example, a testing campaign in Coquitlam found that 2% of sampled homes exceeded Health Canada's safety guideline of 200{ Bq/m}^3Because levels vary from building to building, testing is the only way to confirm safety.

Landlord Obligations: Under the BC Residential Tenancy Act, landlords must maintain properties to health and safety standards, making them legally responsible for testing and fixing elevated radon levels.

Renter Actions:
Test the Unit: Renters can monitor levels using digital devices borrowed from local libraries or purchase long-term testing kits for $20–$50.

Submit a Formal Request: Renters can send a formal written request to their landlord to handle testing and remediation.

Escalate Through the RTB: If a landlord refuses to comply, tenants can apply to the Residential Tenancy Branch (RTB) for orders to repair the unit or reduce rent for damages.

Access Support: Tenants can contact local housing advocates or regional environmental health officers for assistance with dispute resolution.
