To say that we love short-term rentals and Midterm rentals would be an understatement of the century. Last weekend we went into start the order process for our 9th furnished rental setup and the relationship we've built with our salesperson was he said listen there's going to be a huge sale next Thursday let's split the order in two and let's see what we can help you save next Thursday.

So although we're still spending almost $12,000 to set up this unit we actually ended up saving the client well over $2,700 by having an awesome salesperson!

Now we get to pass these savings on to the owner and get this property up and running in the west side of Saint John early in March 2024!!

WHO'S LOOKING OUT FOR YOUR PROPERTIES?

For this owner we currently performed a review for their 19 properties in Saint John and their facing an assessment increase of $562,400 for 2024. Now that's a big number but what alarms us more is that it's a 24.75% increase YOY. YOY = Year of Year

So we dug deeper and this owner in the last 2 years is now facing a whopping 51.23% increase in there actual property assessments!

Investors already pay double the property tax because they don't live in the properties. Like it or not they are running a business but the government is penalizing property owners, causing part of cost of rents exploding!

What happens at the grocery store, the clothing store, the restaurant, etc if they face a 24.75% increase in one of their operating expenses? Prices have to go up. It's not different for a landlord.

Good investors in Saint John are pouring billions into renovations and new builds only to be penalized by taxation. And who do you think pays for this taxation - the tenants.

Let's create a program where some of this taxation money is directly going back to the investors who PROVE they:
1. Take the tax funds and directly reduce rents.
2. Take the tax funds and directly reinvest to improve existing properties.
3. Take the tax funds and ADD UNITS to our city!!!
