You should have already shut off and drained your outside water taps for the winter. Make sure you drain the lines completely as follows:

1. Shut off the outside tap and remove any hoses or extensions.

2. Go inside and shut off the tap in the basement.

3. Drain the lines completely by opening the bleeder valve on the tap, see photo. If the pipe slopes downward to the exterior you may not need this step.

4. Close the outside valve to prevent cold air from entering the tap.

You are done!

Nothing to see here... please move on!

SMOKE AND CO DETECTORS

Happy New Year from everyone at Property Inspection Network in Ottawa!!

It’s time to check your detectors. Your house should have a minimum one smoke detector on each level and CO detectors outside all bedroom areas. New homes also have smoke detectors inside each bedroom. You should:

1. Test your detectors - Changing the batteries at this date is a good idea if you have battery units.
2. Check the date - units older than 10 years should be replaced. If there is no date replace them!

You cannot have too many detectors. We suggest smoke and CO on every level of the home. Larger homes may require 2 detectors per floor. Please check with your local fire department or municipality for any additional requirements in your area and to confirm you are properly protected. BE SAFE!!

It’s time to check your outside taps are off for the winter!! Frozen taps results in hundreds of insurance claims in Ontario every winter.

Don’t forget:
1. Turn off taps inside
2. If you have a bleeder valve open it and water will drain into basement, use a cup to collect it, see photo
3. Go outside and remove hoses, open valve to make sure all the water is drained out of the pipe
4. Most homes have 2 so do them all, even if it’s in the garage.
