May's market statistics are now available, and several key trends continue to shape Ottawa's real estate landscape. Compared with May 2025, residential sales activity was down 10.6%, while the average sale price decreased modestly by 0.9%. Meanwhile, active listings and median days on market both moved higher, creating more choice for buyers and contributing to a more balanced market environment. New listings were also slightly lower, declining 2.2% year over year.

As always, market conditions can vary significantly from one neighbourhood to another. While citywide numbers provide valuable insight, local trends often tell a different story, making expert guidance especially important when navigating today's market.

The Bank of Canada maintained its policy interest rate at 2.25%, marking the fourth consecutive announcement with no change this year. The next rate decision is scheduled for July 10th.

With more inventory available and market conditions continuing to evolve, many homeowners and buyers are wondering what these changes mean for their next move.
