Post meeting follow up.
The Government of New Brunswick briefing to Realtors on the changes to property tax system in our province is over and I have a handful of takeaways:

There is acknowledgement that the system needs to changed. The old system doesn't work. Simply applying a system to a province where home prices have climbed by double to sometimes triple in assessed value, doesn't make sense where incomes are not in step. It's become very disproportionate. The first step to finding any solution is to acknowledge that there's a problem.

The province has decided to give municipalities the options to maintain a growth rate set by the province OR to justify a varied rate. Those justifications will also be included in property tax assessments to more clearly define where that extra cost will go, ex New Fire Trucks, By-Law Officers being hired, a New Police Station, etc.

The province has also updated the qualifications for tax relief for lower income earners (seniors, laid off workers, etc) though not to the same degree that the rates have increased. It's a start for sure, though maybe more could be looked at there.

I'm also going to address another concern that I brought up in the meeting: How are calculations done? I have no idea how my home is assessed. I asked directly and the answer was that this is private to the home owner. Except it isn't... It should be that anyone at all can pick up a calculation tool, input the facts and come out with a result that is at least generally in the neighbourhood of how the assessment office has put together our reports. This means knowing their valuation of finished versus unfinished space, or the type of cladding on the exterior of a wall, a pool or garage AND WHY those valuations are what they are. Does a 20x12 garage cost less to put out in a fire than a 25x20? Brick versus vinyl siding impacts the municipality how?

What's most important to me is a transparency in math and data that helps everyone to better understand their tax bills. This also removes the tax sticker shock when a home buyer receives their first assessment after purchase. We can better let a client know what to expect.

I'm grateful for colleagues who also raised their questions, such as Ryan Taylor and Barbara MacKinnon. As a Realtor body, we do our best to protect our clients and ensure that utmost transparency so that YOU are always making an informed decision.

I will keep you updated as we learn more and hopefully continue to work with the province to better develop a fair structure to the tax assessment system.

Today, we're hearing from the Government of New Brunswick about proposed changes to the property tax reform. We're hoping for a clearer process to ensure property owners can understand the calculations and that a fair rate will be implemented.
