If you’re a real estate agent or entrepreneur lying awake running through everything you have to do tomorrow, here’s a technique I’ve used for years and it’s brilliant.
Before bed, do a brain dump.
Grab a piece of paper or open your notes app and write down everything spinning around in your head. Every “I gotta do this, I gotta do that.” Get it all out.
Then look at your list and prioritize by importance, not urgency. What’s the single most important thing you need to get done tomorrow? Put a 1 beside it. Second most important? A 2. Go all the way down.
Now take that list and time block your calendar.
Here’s why it’s so powerful: the next day, the only thing you have to do is follow your calendar. And while you sleep, your subconscious mind goes to work on those ideas. I wake up with insights I never would have had otherwise. 💡

Being your dad has been one of the greatest privileges of my life. You have always been incredibly strong, unbelievably smart, and possess more common sense than just about anyone I know.
But more than anything, what makes me proudest is the mother you have become. The love, patience, care, and devotion you show your children is truly special. Watching you raise your family with such love and commitment brings me more joy than you can imagine.

Nobody finds a 10. And that’s exactly the point. 🏡
When I worked with buyers, I used something called the Home Rating System.
Here’s how it works:
After every showing, I asked them: on a scale of 1 to 10, how would you rate this home?
Then I ask: what would it take to make it a 10?
That one question changes everything.
It gets buyers talking. It tells me exactly what they need. And it helps eliminate the homes that don’t serve them, fast.
In 40 years of real estate, I have never seen a 10. What buyers are really looking for is an 8.5 or 9 that they can turn into their 10.
Once they understand that, decisions get easier. Clarity replaces hesitation. And you’ve done your job as a trusted advisor.
