We recently visited Amacon’s Avia Towers 1 and 2 in Mississauga, and what stood out was not the usual condo talking points, but the everyday practicality of the project.
Located close to Square One, Avia adds two high-rise towers to Mississauga City Centre while also building in the kind of convenience that actually shapes daily life. A Food Basics opened on the retail level in 2025, giving residents direct access to groceries, and the project also includes a cinema-style amenity space. Our team’s takeaway was simple: easy for residents, and a useful reminder that mixed-use projects can do more than add density. They can make high-rise living more functional.
There is also a broader city-building angle here. UrbanToronto noted that the supermarket at Avia is only the second grocery store in Mississauga City Centre, which makes this more than a residential addition. It is part of the slow build-out of everyday infrastructure in one of the region’s busiest urban nodes.

Our team recently visited Highland Commons by Altree Developments, a two-building condominium community in Toronto’s Highland Creek neighbourhood.
Surrounded by the Highland Creek River ecosystem and views of lush greenery, the project offers a rare blend of natural setting and urban convenience in Scarborough’s east end.
With 539 suites across two 8-storey buildings, Highland Commons is a great example of thoughtful mid-rise development helping shape a growing Toronto community.
