The number of listings and the number of sales has continued to remain tight. The number of days on market continues to decrease weekly indicating a new trend.
With this emerging trend and tight supply and demand following the same direction, we expect price to remain stable and start increasing marginally.
The Bank of Canada did not change the key interest rate on April 12th, 2023.
The ask to sell ratio (last graph) continues on an upwards trend which means that we continue to see stable prices, multiple offers, and properties selling over asking which reconciles with graph 1.
Many news outlets report on what is happening in Canada as a whole and to make informed decisions, consumers will need to look at what is happening in specific areas rather than what's happening in Canada or in the GTA on average.
Although there is continued talk about recession, we are expecting marginal changes in the spring market and will continue to monitor the data and trends.
