A new federal housing rebate is now law.
First-time home buyers purchasing new construction homes may be eligible for a GST rebate of up to $50,000.
Here’s the quick breakdown:
• Homes under $1M → full GST rebate
• Homes $1M–$1.5M → partial rebate
• Homes over $1.5M → not eligible
To qualify, buyers must generally:
• Be a first-time home buyer
• Use the property as their primary residence
• Purchase a newly built home
This new measure could significantly reduce the upfront cost of buying a new home and help more buyers enter the market.

📌 ONTARIO BILL 60 — WHAT LANDLORDS NEED TO KNOW
Bill 60 has officially passed — but it is NOT in force yet. It still needs Royal Assent and a proclamation date from the Ontario Government.
When it does take effect, here are 6 major changes every Ontario landlord should know:
1️⃣ Non-payment timeline drops from 14 days → 7 days
Faster N4 process — but only once the new sections come into force.
2️⃣ No more 1-month compensation for N12 (own-use)
Landlords must still give 120 days’ notice, but no compensation will be required.
3️⃣ Review deadline shrinks from 30 days → 15 days
Both landlords and tenants will have a shorter window to challenge LTB decisions.
4️⃣ Tenants must pay up to 50% of arrears to raise their own issues
At non-payment hearings, tenants must pay into arrears before raising s.82 claims.
5️⃣ All notices must use the newest LTB-approved forms
Using an outdated form could lead to delays or dismissal.
6️⃣ “Persistent Late Payment” to receive a formal definition
This new definition will make chronic late payment easier to address legally.
⚠️ Reality Check
Even with shorter timelines, nothing changes if the LTB continues to take months to schedule hearings.
The legislation is shifting — but the practical experience may still depend on tribunal speed.
