Bank of Canada Holds at 2.25%

The Bank of Canada kept its overnight rate unchanged on July 15, 2026, signaling that rate stability remains the priority as the economy shows signs of improvement.

Growth is beginning to pick up, housing activity appears to be stabilizing, and core inflation remains close to the Bank’s 2% target. For buyers and sellers, this means more certainty around borrowing costs—but not necessarily lower rates in the immediate future.

The takeaway: this supports a gradual, more balanced housing recovery rather than a return to the rapid price growth of past years.

The next rate announcement is scheduled for September 2, 2026.

The headlines will tell you that prices are still down year-over-year.

But that's only part of the story.

The bigger story is what has happened since the beginning of 2026.

Since January:

• Average home prices have increased from $973,289 to $1,058,658.
• Monthly home sales have grown from 3,082 to 6,770.
• The first half of 2026 recorded 31,288 sales, slightly ahead of the 30,928 sales recorded during the same period in 2025.
• June home sales were up 9.4% year-over-year, while new listings declined 12.9%, pointing to a market that continues to tighten.

Yes, average prices remain below where they were one year ago.

But markets don't recover all at once.

They recover in stages.

First, borrowing costs stabilize.

Then buyers return.

Then inventory tightens.

Then prices stabilize.

Finally, confidence follows.

Over the past six months, we've seen improving affordability, stable interest rates, stronger sales, fewer new listings, and gradually tightening market conditions. Those are all signs of a healthier market than we were seeing at the start of the year.

The question isn't whether today's market looks like 2021.

It doesn't.

The better question is:

Is today's market stronger than it was six months ago?

The data suggests the answer is yes.
