Are your dreams of owning a home starting to feel like a nightmare?

A recent client reached out after noticing a leak in their kitchen and requested a reroof. Once we began removing the old shingles, it quickly became clear there was a much bigger issue beneath the surface.

We found standing water trapped between the shingles and the underlayment, and the OSB decking was completely saturated and beginning to rot. Unfortunately, the entire roof deck needed replacement.

What caused it?

Poor soffit ventilation – We corrected this by installing proper insulation baffles at the eaves, ensuring airflow is maintained and the attic can breathe as it should.

Improper dryer ducting – A damaged, uninsulated duct was releasing warm, moist air directly into the attic. With no proper ventilation, that moisture built up, worked its way into the roof structure, and became trapped beneath the shingles.

This type of issue is more common than it should be. In many cases, it comes down to improper insulation and ventilation during the original build or previous work.

The good news: everything was fully replaced, corrected, and brought up to current code. This homeowner can now feel confident their roof system is built to last.

And with this one taken care of, we’re already moving on to the next two clients dealing with the exact same issue—vaulted ceilings with little to no ventilation, leading to moisture buildup and rotting plywood. It’s something we’re seeing far too often.

Old Vaulted ceilings filled with insulation blocking ventilation and rotting plywood. Simple mistake cost client a resheet.

New roof has insulation baffles installed to create continuous venting channels from soffit to attic exhaust vents, trusses had strapping installed to create cross ventilation, new 1/2" plywood, new Iko Cambridge Dual Grey laminated shingles installed.

Clients house and roof were 3 years old... complete installation fail causing leaks and voiding product warranty.

Deficiencies :
-%80-90 of nails were nailed high and blown through shingle causing leaks and voiding manufacturers warranty
-steep sections only 3-4 nails per shingle instead of required 6 nails per shingle
-soffit intake vents blocked with insulation baffles
- upper roof 7 intake vents, only 2 exhaust vents, reducing air flow to just 2 vents worth
- many area paper not even installed on roof
-every valley the paper was cut down the valley to lay valleys flat
- many shingle staggers were 3-4" instead of the required minimum of 6"

New Malarkey Vista Black Oak 40 year shingles and high profile caps Installed as per manufacturer spec. Full roof strip to plywood, install ft synthetics gold underlayment over entire roof deck, all new valleys and other roofing hardware, cut in 5 new exhaust vents to match exhaust to intake vent amounts. All nails perfectly flush and in required locations, 4 nails per shingle 12/12 pitch.

Reroof to Iko Cambridge Dual Black. 30 year shingle 🙂 unfortunately required a resheet due to old plywood delaminating and cracking. Result of bad ventilation, not enough soffit venting and only 2 whirley birds (one of which was blocked by running an exhaust ducting to it effectively blocking attic exhaust through it), and the two other ducts incorrectly installed as should be tight ice and water membrane and gap caulked to prevent any warm moist air blow back into attic.

A couple fascia jobs. One full replacement with brown painted fascia and black gable drip metal.
The other a white metal fascia wrap with white gable drip edge 🙂
