The spring market is off to a slow start; but it is building momentum. The latest statistics from the Ottawa Real Estate Board show that the average selling price of a home in Ottawa in April 2025 rose 0.4% compared to April of 2024. While sales were up 18% from March (previous month), sales were down 11% from April 2024, indicating a fairly modest start to the spring market. But activity appeared to be ramping up toward the end of April, with the arrival of warmer weather and the conclusion of the federal election. We expect Buyers who have been waiting on the sidelines to get busy now that spring has arrived and there is less political uncertainty. Inventory available for sale has improved dramatically compared to last spring, rising to 3.7 months in April 2025 versus 1.5 months last year.
