August real estate stats for Waterloo Region are here!
The market saw steady activity in August, even as average prices eased slightly year-over-year across detached homes, semis, townhomes, and condos.

Real estate in July felt a bit like a summer long weekend—calm, quiet, and taking a breath. ☀️🏖️
Here’s what actually matters in the Waterloo Region right now:
🏡 Fewer homes hit the market: July brought a noticeable pullback in new listings, giving the market a quieter summer feel.
🛒 More room to shop: Even with fewer new listings, overall inventory remains well above typical July levels. Translation? Buyers have more choice and more time to compare.
📊 Prices are soft: Average prices were lower than a year ago across all major property types, with condos seeing the biggest adjustment.
The bottom line: Sellers need smart pricing and strong preparation to stand out, while buyers have more opportunity to shop without the urgency we’ve seen in tighter markets.

Sometimes the best summer days are the simple ones.
We spent the last day of King Street Unplugged choosing our own geodes and watching them cut get open (so satisfying!), and cooling off at the splash pad.
There are so many great local adventures right in our own backyard.

King Street Unplugged is back! 🚶🎶 From July 26–31, King Street in front of City Hall transforms into a pedestrian-only space filled with FREE live entertainment, games, workshops, music, family activities, and plenty of opportunities to explore local businesses. Activities start daily at 11 a.m.
