Are you one to take note of numbers?
I know that they all have meanings. I do believe in the different energies out there too.
What I’m not sure of is why I have the urge to always announce when I see a number sequence.
“Hey it’s 12:34 / 11:11 / 1:23” etc. on the clock. Or recently I sent a picture of my odometer when it hits 88888 kms.
It was like I took a picture of the most rare thing ever 🤦🏻♂️.
There are lots of times when I do this. I always give my head a bit of a shake when I do. Especially when it’s multiple times a day to Vicki or the kids.
I’m sure they give their head a bit of a shake too.

Collaboration is the magic potion👊🏼.
That's the special ingredient. It’s also why I was in Toronto yesterday.
Big things for us and our clients are afoot 😁👍
We already have an amazing contractor on our team👷🏻♂️, who comes to every single property we list when a fresh coat of paint or some fixes are in order.
Our amazing in-house stager steps in to make the home sparkle and shine✨.
Our super-star home inspector is our go-to guy when we need him.
Our photographers and videographer📸make sure every property is perfectly captured with stunning photos and videos.
Our lawyers and mortgage broker handle all of that stuff on every deal that makes everything fall into place so perfectly. Even though you may not see it front and centre, they make magic happen so often, no matter if you’re buying or selling.
Even though all of this happens every time, I’m still always amazed to see how everything comes together so perfectly as each team member plays their part.
Everyone doing what they do best💪🏻.
That's a recipe for success and it’s what we do.

The story of Park Ave
Sid and I connected back at the beginning of the year. He was concerned about the volatility he was reading about in the market and wasn’t sure when the right time to leap would be.
We stayed in touch and I sent him weekly reports of what was actually happening and also gave him my crystal ball insights to what laid ahead.
He made the decision to get serious just as the spring actually started to look like spring.
He has 2 kids, and wanted to keep raising them in a smaller town.
We searched, found some spots we liked. Even put in a couple of offers for him to test the waters.
One he really liked, kids really did too.
The market was at the beginning of a shift. But we felt the sting that so many buyers feel.
Losing in a bidding war.
In retrospect though, it was a blessing.
The house was perfect, the area was not exactly right though.
A colleague reached out, pre-market, I sent it to Sid. Quiet street, steps to the park, 3 big bedrooms and……..a heated pool.
We went to see it. They all loved it. But he felt like he’d never get it within the budget. The sting from the loss weeks before was still there.
Knowing the other agent, finding out the sellers needs and wants…. Is a game changer.
“The market is changing. This buyer has some really specific wants that we can give them”
He wasn’t super confident that he’d get it, sat on it for a day. We put in an offer the day the house hit the market.
We encountered his fear, competition with another offer…..but….. we won. Knowing what the seller wanted and the relationship with their agent made a huge difference.
Tears shed, excitement abounds, a new amazingly perfect home for an awesome guy and his kids. Just in time to spend the summer in the pool.
This is what it’s all about!

How do the latter two mingle with the first?
Lets’s back it up one letter to C’s…..Contracts and Clauses.
In these crazy times where every price tag is going up, up, up📈, and interest rates are no joke, you need a real estate buddy who can colour outside the lines.
The game plan: Snagging your dream home without emptying your wallet😎.
Even with a flood of offers, we're seeing buyers putting on the $$ brakes.
There's a limit, and everyone's bumping their heads against it at the same time. So what's the trick to stand out?
This is where a little contract wizardry comes into play.
I always dig around to get the full scoop on the seller🔍.
Like, have they locked down their next pad yet?
If not, they're probably going to like a bit of wiggle room on the closing date.
So to get an edge in the race, I tell my clients, if they can swing it, to give the seller the power to play with the closing date, on their own terms🙌🏼.
This means the seller gets a window of time in which they can choose to push up or push back the closing by up to a month.
That's a sweet safety net for the seller that could tip the scales🙂.
Any chance buyers have to cater to the seller's needs is a golden ticket to come out on top.

It’s not only one day a year that should be a day to show love and appreciation……but on this International Women’s Day, I wanted to express my heartfelt appreciation and admiration for you all.

It’s one thing that’s probably even more important to talk about now….
Do you ever wonder why you should invest your time and money into your home if you're planning to sell it?
It's a valid concern, especially since you won't be able to enjoy the upgrades yourself, and the new owners might just rip them out anyway.
Plus, who has the time or energy to take on all that hassle?
While these points have some merit, I'm always a proponent of strategy.
I'm not talking about completely renovating your home. Not a brand new kitchen or luxurious spa-like bathroom (although in some cases, that might be the way to go).
Every home sale is different, so it's important to be strategic in your approach.
Sure, doing nothing is always an option, but what if I told you there was a way to almost guarantee a triple return on your investment in just six months?
Apple before it was Apple….
You'd be all ears, right? That's where strategic preparation and staging come into play.
Investing $6/$7k into preparing and staging your $650k home has proven time and again to net you probably more than triple your investment and often much more.
The really great news…….we take care of that initial investment and work 🙌
According to the National Association of Realtors, proper preparation and staging can increase your sale price by 6% or more. That's an average of $39,000 on a $650,000 sale.
However, it's important to note that preparation and staging is both a science and an art. It’s not a one size fits all.
You need to strategically update the parts of your home that will trigger the right emotions in buyers, getting them to fall in love with it and want to make it theirs.
That emotional response is what leads to real gains in your overall sale price, not just the manufactured "Sold Over Asking" tactic that has fooled too many sellers.
Proper preparation and staging can sometimes take a little bit of time.
But the end result will be that you've made the most money possible on the sale of your home, not just falling for some realtors marketing tactic.

It’s what so many of us are feeling….
Feeling stuck and unsure what to do. The news always seems to be the ones who profit from our confusion.
They’ve been pushing their narrative for awhile. But I’m here to set it straight.
Sure interest rates are higher right now, which has really messed with affordability.
But you know what? Average prices have actually gone down by around 23% since the beginning of last March. That’s something to think about.
Everyone is trying to time the bottom. To find that sweet deal.
We’re often being told that prices are continuing to slide. The truth is though, most of the data is saying the opposite.
The media might not have caught up yet, but the data from today and over the last few weeks says what it says.
Further to market stats, inflation has dipped under 6% and the job market has picked up.
Spring is around the corner after these last few blasts of winter. Lots of realtors speak to the opposite of the media.
The issue is the media looks at old Canada wide data.
Realtors too often look at things from a smaller sampling. The city or provincial stats.
But today is an interesting time. The sensationalism is rampant on the market crash and the market rebounding.
But a globally aware agent that can use that information to decipher what’s happening or could happen in the various micro markets is something we’re missing.
Some macro information can effect the micro. Some won’t so much.
What do I see from it all in our micro markets? Prices have stabilized, benchmark prices have even increased.
Interest rates were speculated to freeze. I don’t think we’ll see that next week from some of the data.
But I think we’ll see things somewhat flatline again in an upcoming lull after this blip of positivity.
If you need to sell, now is the time. I don’t think the spring market is going to be better than right now.
Buyers, get your pre-approvals now too.
Could we be surprised, sure. Things can change quickly.

The one thing that makes the biggest difference……
Connection, relationships. They’re the foundation to everything.
We start building them the moment we start chatting with people, and some of those relationships stick around forever.
When it comes to homes, if someone doesn’t dig it, there’s no way I can convince them to love it.
I’m not a salesman. I’m a guide, a consultant, a friend. It’s about getting you to where you want to go.
My life and my work are all about relationships. My family that are everything, my amazing friends, my trusted team and colleagues and even my relationship with myself.
All are so important.
Sometimes things are easy and sometimes they take work. But even if they were the hardest hill to climb one day, it’s always so, so worth it.
The great part about this business is that I get to build new relationships.
The idea of sometimes starting out as strangers but ending up as friends.
In this line of work, unfortunately, it’s often all about sales numbers and being #1.
But honestly, I’d rather focus on helping people, building connections, and making a real impact in their lives.
I’m super grateful for all the amazing relationships I have in my life.
They’re what makes me truly happy in every single aspect of my existence.
