Sometimes we forget how absolutely sketchy our job sounds to people outside of real estate. 😂

✔️ Walking into strangers' homes when they're not there
✔️ Meeting people we've never met in vacant houses
✔️ Driving around with duct tape, zip ties, measuring tapes, and lockbox keys
✔️ Taking photos of people's bedrooms and closets
✔️ Memorizing alarm codes and hidden spare keys

In almost any other industry, this would raise a few eyebrows. 🚩

May continued to favour buyers in the Guelph market. The median sale price was $740,000, down 7.5% year-over-year, while homes took a median of 21 days to sell, up 31.3% from last year.

Inventory remained healthy, with 416 new listings, while 166 homes sold, keeping Guelph firmly in buyer’s market territory. Buyers are benefiting from more choice, extra time to make decisions, and stronger negotiating power. For sellers, strategic pricing and standout presentation are key to attracting interest.

Looking ahead, elevated inventory and moderate sales activity are expected to keep conditions favourable for buyers through the early summer, while well-priced homes should continue to sell. 📈🏡

These 5 tips are worth sharing ⬇

3️⃣The inspection is your secret weapon, not a formality. It's also a great way to learn about the home.
4️⃣Yes, it's "the one" - until it's not. Try to stay emotionally neutral until you are happy with all of your conditions. Financing needs to work for you and the inspection should be empowering, not scary.
