Edmonton Real Estate Market Update: May 2026
Edmonton's real estate market remained active in May, with 1,649 homes sold, up 1.2% from April. New listings increased significantly to 3,499, a 24.3% month-over-month increase and 3.5% higher than May of last year, bringing year-to-date listings to nearly 13,000.
Inventory and Supply
Active inventory climbed to 5,944 homes, with months of supply increasing to 3.6 months. The additional inventory is providing buyers with more options while still supporting healthy market activity.
Home Prices Remain Strong
Detached: $590K average (up 5.7% YoY)
Semi-detached: $423K average (down 3.6% YoY)
Townhouses: $297K average (down 1.3% YoY)
Apartments: $201K average (down 3.8% YoY)
The overall average residential price was $455K, up 6.1% year-over-year, while the median price reached $433K, up 4.1% from May 2025.

Edmonton’s spring market continued gaining momentum in April, with 1,634 homes sold — up 15.1% from March, though still 11.2% lower than April last year. New listings climbed to 2,982, a 13.5% month-over-month increase and 7.9% higher year-over-year, bringing year-to-date listings to 9,464.
Inventory and Supply
Active inventory increased to 5,171 homes, while months of supply edged slightly lower to 3.2 months. Although more inventory is coming online, strong buyer activity is continuing to absorb much of the new supply.
