More supply won't be the silver bullet to fix the Canadian housing crisis. We need to address the other side of the equation: Harmful demand.

Steve Pomeroy at the Canadian Housing Evidence Collaborative at McMaster University agrees! "A supply focus alone is insufficient and misleading. To address the fundamental issue of affordability, complementary policy action is also required to better manage demand."

Check out his new report: Rethinking Canada's Target for 5.8 Million New Homes by 2030.

Recommendations include: Implement a more carefully managed process for international students and temporary workers; Create a funding mechanism to enable non-profits to acquire and preserve existing low-moderate rent properties; Expansion of income assistance and housing allowances; Stronger rent regulations including some limit on increases for vacant units; A federal property transfer tax on home sales.
