This new home had a leaking roof, I found that the built in gutter system was poorly installed with my drone and found the leaks when I actually went on to the roof. This home was actually 2 years old but never occupied and still under 2-5-10, this will get fixed under the builders warranty coverage.

People often ask why is a building podium membrane replacement so expensive and how long does it take. The podium of a building is often referred to as the concrete structure/footprint which typically includes the parking garage and is usually below grade. Podium membrane replacement is one of the most expensive components to replace and is often neglected which can cause significant damage to the structure of a building over time. Typically it can be obvious for a trained professional to identify podium membrane failure. This is good video of podium membrane replacement on a small wood frame building, the work started about 6 months ago and looks like at least a few more months to be fully completed. All of the landscaping, walkways and drainage materials must be removed to expose access to the membrane on the concrete podium slab. The work is very invasive for the occupants of the building, it will be noisy with multiple workers near windows, balconies and patios for extended periods.

I get a lot clients and realtors asking me to help complete a cosmetic (green/blue tape) deficiency walkthrough with the builders representative. Most often I will decline helping with this type of inspection and here is why. The cosmetic deficiency inspection must be done by the buyer to ensure THEY are happy with the condition of the home at possession. New homes are filled with cosmetic defects, sometimes there can be hundreds and it’s very difficult to document them into a report when there are many other components to inspect. Also a cosmetic defect can be very subjective, what is defect to me may not be to someone else. My experience from actually working in new construction, these deficiency walkthroughs can get out of hand quickly and can just overwhelm the builder or workers trying to address the issues. Sometimes little dents, dings and missing paint are acceptable to some people. Definitely if an important cosmetic concern is found during my inspection it will be documented. Usually I like to focus on items that are expensive to fix or repair like flooring or cabinets and items that are covered by the Residential Construction Performance Guide. My recommendation is to always remember to be reasonable, new homes are not perfectly built or engineered like a brand new car that you buy from a dealership. There will be imperfections and concerns that need to be addressed.

This email was from a repeat client that I have done 3 inspections for over the last year. My only goal when inspecting a property is to accurately describe the condition and write a report that is easy to understand. Quite often I get reports to review from other inspections or strata documents which are generally poorly prepared and unclear. There is so many options out there for inspections and a lot “fake” 5 Star reviews, most people don’t even know or understand what is involved in a “good” or “thorough” inspection. Typically the best part of the job is having a real connection with a client and helping them understand the property, building and condition. Most often when I get positive feedback from clients, it’s not a review and that’s the best part! Honestly it is quite alarming when people use thousands of “fake” reviews to make very important decisions. My suggestions is to always read the bad reviews usually those people are telling truth.

I just had a difficult conversation with a listing realtor about how my clients didn’t remove subjects. Obviously not disclosing any relevant information but also trying to help ease the process. In many cases it’s much harder to sell your home today than it has been in the last few years. Buyers can be very picky because there is lots of options, sometimes multiple houses on the same street for sale. My suggestion is to always do as much as possible so it doesn’t come up in the inspection report as a defect. Even small concerns like old water stains, leaking pipes, cleaning and general maintenance WILL help. I have seen many clients walk away lately over relatively minor issues but it’s usually a lot of them or something that was preventable. It’s like trying to sell a used car for top dollar but it’s not clean and hasn’t been maintained. A Pre-Listing Inspection can help identify these issues with recommendations prior to putting your home on the market. I would be happy to help!

When purchasing a home the perimeter drainage is one the most important and costly components of a home. This orange sludge material is found inside perimeter drainage and pump station systems, personally I have only seen it a handful of times over thousands of inspections. The material is due to iron bacteria feeding off of iron ochre and is typically referred to as iron oxide. This iron bacteria is naturally occurring which plugs drainage systems from homes/buildings of all ages. If this problem is present the drainage system will require significantly more maintenance and possibly even replacement of the system. Perimeter drainage is designed to help protect below grade basements or crawlspaces from moisture ingress and it is often difficult to determine the condition as the system is below grade and not visible. Failure of perimeter drainage could cause severe damage to the home/building and replacement is a significant expense, it was recommended to contact a licensed drainage contractor for more information.
