Just because you CAN buy it doesn’t mean you SHOULD.
One of the most important numbers when you’re upsizing isn’t simply your maximum mortgage approval.
It’s the amount you can spend while still enjoying the life you want after you move.
I call it the “Still Us” Test.
If we buy this home, can we still take the family vacation?
Can the kids stay in the activities they love?
Can we keep saving?
Can we handle an unexpected expense?
Can we still make normal decisions without constantly saying:
“We can’t. The mortgage.”
Your lender helps you understand what you may be able to finance.
Your family’s priorities help determine what you actually want to live with.

Those numbers aren’t always the same.

And that’s ok.

Because the goal of upsizing isn’t to buy the biggest home somebody will approve you for.
It’s to buy enough home without becoming house poor.
Before you start touring Calgary homes, figure out two numbers:

CAN: What financing allows.

SHOULD: What protects the lifestyle and financial breathing room your family wants.

Then build the home search around the second number. Not the first.

There’s a difference.

When growing families start house hunting, it’s easy to create a massive wish list:

🏡 Huge backyard
🚗 Triple garage
🍽️ Dream kitchen
🛋️ Bonus room
🛏️ Extra bedrooms
💻 Home office
🎬 Finished basement

Nothing wrong with wanting those things.

But before something makes your “must have” list, ask:

What problem does this solve for our family?

Because sometimes the feature that changes your life isn’t the dramatic kitchen.

It’s the mudroom that handles three kids’ winter gear.

It’s the office door you can close during a Zoom call.

It’s the upstairs laundry.

It’s enough storage that you’re not constantly reorganizing.

It’s a layout where everyone can get out the door without climbing over each other.

So when you’re building your next home criteria, make two columns:

LOOKS NICE

vs.

MAKES OUR LIFE EASIER

Prioritize the second one.

Because you’re not buying a home for listing photos.

You’re buying it for Monday mornings, Wednesday nights and your busiest Tuesdays.

The goal isn’t finding a house with everything.

It’s finding the right things for your family.

Your house didn’t suddenly get smaller.

Your family just got bigger. Your routines changed. And your home may not have changed with you.

Before you start searching for a bigger house, try this:

Write down the 3 biggest frustrations you have with your current home.

Not the features you want next.

The problems you’re trying to solve.

There’s a big difference between:

❌ “We want 2,800 sq. ft.”

and:

✅ “We need separate space for the kids.”

✅ “We need a real home office.”

✅ “We need enough storage that the garage can actually be a garage again.”

Those answers should drive your next home search.

Because I’ve seen families move into much bigger houses and discover they still didn’t solve the problems that made them move in the first place.

The goal isn’t bigger. It’s better fitting.

Before deciding WHERE to move, figure out WHAT you’re trying to fix.

“More space” sounds like the goal.

Usually, it isn’t.

Maybe your family needs easier mornings.

A real home office.

Enough storage for everyone’s stuff.

A garage that actually works for your life.

Separation between noisy and quiet spaces.

Or a home that can handle the next five years without feeling cramped again.

That’s the real goal.

So before deciding:

Calgary? Airdrie? Chestermere? Somewhere else?

Finish this sentence:

“Our next home needs to make __________ easier.”

Your answer will tell you far more about what you should buy than scrolling through another 50 listings.
