What Happens During a Home Inspection? (Part 2: The Inspection Itself)
Okay, this is the part where we actually get to work 👇
A home inspection is not just a quick walk through. We go through the home step by step and check the big stuff that can affect safety, function, and future costs.
Here’s what we’re looking at:
🏡 Exterior
We check grading around the home, siding, windows and doors, and we take a roof look from the ground when possible.
🔥 HVAC
We look at the furnace, basic ventilation, and any visible components we can safely access.
🚰 Plumbing
We check fixtures, visible drains and supply lines, and the water heater area. We are always watching for signs of leaks or moisture.
⚡ Electrical
We look at panels, outlets, switches, and any visible wiring concerns that could be a safety issue.
🧱 Structure
We check for visible cracks, uneven floors, and anything going on with walls and ceilings. We also check attic and basement areas when accessible.
And yes, we use tools to help us spot issues faster and with more confidence 👇

What to Expect During a Home Inspection (Part 1: The Start) 🏠👋
If you have an inspection coming up and you’re feeling a little nervous, you are not alone. Here’s what it looks like when we first show up:
✅ Quick hello and a quick chat
We’ll confirm what kind of inspection you booked and ask if you have any concerns you want us to keep an eye on.
✅ A short walkthrough with you
Show us anything you’ve noticed like a leak, a draft, a weird noise, or that one spot that “just feels off.”
✅ We’ll explain how it will go
We’ll tell you what we’re starting with and a rough idea of how long it should take.
✅ You can stay or you can go
You’re welcome to stay, but we actually recommend you’re not around during the inspection so we can move through the home efficiently and do a really thorough job. Don’t worry, though, we’ll keep you updated and make sure you have time at the end to go over the important stuff and ask any questions.

Even brand-new builds can have a few “oops” moments, so here are quick tips to protect your wallet and your peace 🏡✨
Quick Tip #1: Check grading and drainage
If the yard slopes toward the home or downspouts dump too close to the foundation, water can end up where you do not want it.
Why it matters: Moisture now can become foundation problems later.
Quick Tip #2: Look at attic insulation and airflow
New builds can still have insulation gaps or ventilation issues you will not notice right away.
Why it matters: Cold rooms, higher bills, condensation, and mold risk.

GFCI & AFCI – The Little Devices Doing Big Safety Work
When we talk electrical safety during a home inspection, GFCIs and AFCIs are a big part of that conversation.
🔌 GFCI (Ground Fault Circuit Interrupter)
Helps protect people from electric shock
Watches the flow of electricity and shuts off power in a split second if it senses it going somewhere unsafe (like through water… or you)
Should be in places like bathrooms, kitchen counters, laundry, exterior and garage outlets
🔥 AFCI (Arc-Fault Circuit Interrupter)
Helps protect your home from electrical fires
Detects dangerous arcing (sparking in wiring behind walls) and trips the breaker before things overheat
Commonly used on bedrooms and other living-area circuits in newer homes
