The Bank of Canada has left the Overnight Rate UNCHANGED leaving is at 4.50%. This will likely mean that most banks will keep their prime at 6.70%
If you have a Variable rate mortgage or a Line of Credit this is good news!
We have had 8 consecutive Bank of Canada increases to help bring inflation under control. With that many increases the economy needs time to see the full impact of all the increases. The Bank is still maintaining its prediction that inflation will be under control later this year and into 2024.
The next meeting will be held on June 7, 2023.

No one can build enough land to sustain our population. Over time real estate has been proven to be a sure way to create and pass on wealth for generations to come. Much like buying a house, buying "land" is a process as well.
The earlier you start the further ahead you'll be in years to come.

If you are serious about purchasing a home, you need a reliable pre-approval.
Never rely on a pre-qualification; it's garage! Especially the "60-second approval" on banking websites. Use them for educational reasons.
In order to get a reliable pre-approval your documents need to be reviewed and your credit needs to be pulled.
If your bank or broker told you, you are pre-approved without checking credit and reviewing documents, reach out to me as this is not a pre-approval!
A second opinion will ensure you have a smooth and positive homebuying experience.

Your credit is probably the single most important score you need to manage during the mortgage process! You control your score. Itβs not a number that is randomly chosen for you. This means that you have the ability over time, to repair any damaged credit and increase your credit score.
How is works:
1. Your credit report is a detailed listing of all of your mortgage and consumer debt. In Canada, the two main credit reporting agencies are Trans Union and Equifax. Every time you borrow money, or make a payment on a loan or credit card, the lender then reports the information about the transaction to these two agencies.
2. The credit score, or beacon score, (FICO in the USA) is a number which gives mortgage lenders an idea of your lending risk. Credit scores range from 300 to 900, the higher your credit score the better. The mortgage products and interest rate that you will qualify for are often determined by your credit score.
3. One thing that many people do not know is that you have the legal right to obtain a copy of your credit report. A mortgage professional can help you obtain a copy of this report and go through it with you to verify that all of the information is true and correct.
